What Is a DSCR Loan?

A DSCR loan, or Debt Service Coverage Ratio loan, is a mortgage designed specifically for real estate investors.

Instead of qualifying based on personal income, DSCR loans are approved using the property’s cash flow. The lender evaluates whether the rental income covers the projected mortgage payment.

This structure makes DSCR financing ideal for investors who:

  • Own multiple properties

  • Operate short term or Airbnb rentals

  • Purchase in an LLC
